Why is it that MacGregor Property Management services are frequently free to owners?

It is not unusual for the owners of commercial properties to have a lease which allows them to recover reasonable property manager's fees from the tenant as they relate to the provision of services described in the lease.

Do you help tenants as well as landlords & owners?

Yes, we help both sides of the property partnership. For example we often undertake service charge audits or advise on lease obligations, health and safety responsibilities etc...on behalf of concerned tenants.


How do you balance the needs of the landlord and the tenant?

A successful landlord needs a successful tenant. It is essential that as property managers, we find solutions that not only protect the landlord, but also don't interfere with the daily business of the occupier.  Often, the "letter of the law" is not the best solution. A happy tenant will make future decisions and negotiations easier and more successful.


As a property owner, do I have any legal responsibilities?

Yes. As a property owner, particularly of multi-tenant properties, you have a responsibility to maintain and service common areas and services. What's more, there's usually a responsibility on the landlord to insure the entire property, as well as comply with statutory legislation relating to the occupants.


What are my legal responsibilities with regards to property management?

Health and safety legislation has increased enormously over the last few years. Even areas as diverse as confirming water and air quality and assessing the property for disability access are only the tip of the iceberg.


Do you offer a 24:7 emergency call-out service?

Yes. Unfortunately, incidents don't always occur between the hours of 9 and 5. In the event of an out-of-hours emergency, 24 hour key holding is provided and a member of MacGregor's staff is just a phone call away.
